01Area

What kind of work comes up in Beylikdüzü?

In Beylikdüzü the building stock is largely planned and new. This makes the technical side of the work easier but the process side harder: almost every job goes through the approval of a residential complex or business center management, and facade uniformity rules apply. So at the quote stage, the first thing we ask is not the measurements but whether the management has a standard design or a color restriction.

The second defining factor is that the work is mostly on commercial buildings. On shop and business frontages, automatic roller shutters, entrance doors and facade cladding are the main jobs. The most common mistake we see with shutters is choosing motor capacity only by the shutter’s weight rather than by how often it is used; a shop shutter opened dozens of times a day cannot run on the same motor as a warehouse shutter opened a few times a month.

The third is access and working hours. On busy commercial streets, installation often has to move outside business hours or to the weekend; if scaffolding or a bucket truck is needed, a road closure permit also becomes part of the plan. We note these during the site survey and show them as a separate item in the quote, so there are no surprises later.

On the custom ironwork side, a frequent job here is interior partitions and glazing frames for business premises. With slim-profile frames that divide office and showroom spaces, squareness and flatness are critical: in a frame that is out of plumb, the glass either does not fit or is put under stress, and stressed glass cracks over time. That is why measurements are always taken on site, and the glass size is given only after the frame has been fabricated.

Demand profile

Most of the work in Beylikdüzü is on commercial buildings: automatic roller shutters, entrance doors and facade cladding on shop and business frontages. Because the building stock is new and planned, the technical side is easy, while the process side is governed by management and facade uniformity rules.

Residential complexes come second: balcony and terrace railings, fencing for common areas and building entrance doors. On the custom ironwork side, slim-profile glass partitions dividing office and showroom spaces are a regular job.

03Local conditions

What drives our decisions in Beylikdüzü?

Climate, ground, wind and access conditions directly change our decisions on sections, surface treatment and installation. This section explains what we do differently in this area, and why.

  1. 01

    The facade uniformity rule

The constraint we meet most often here is not technical but the visual uniformity of the facade. Many managements and complexes require any addition to the facade to match the standard design and speak the same language as neighboring units. After the site survey, we prepare the drawing so it can be added directly to the management file; the color, dimensions and material specification are given in writing.

  2. 02

    Installation hours on commercial streets

On busy commercial streets, installation often shifts outside business hours or to the weekend; working while the premises are closed is both safer and faster. This narrows the installation window and makes the planning more decisive than the work itself. For work carried out on the facade, such as roller shutters, pedestrian traffic is also part of the plan.

  3. 03

    Cycle count on roller shutters

A shop shutter runs dozens of cycles a day; it cannot be compared with a garage shutter of the same size. Here the motor is chosen not only by weight but by frequency of use. A motor chosen on weight alone runs without problems for the first few months and then starts failing frequently — this is the most common cause of faults we encounter.

04From the field

Situations we often encounter in this area

We don’t give client names, project names or dates; what we describe is the situation itself and how it was solved.

  • Plumb deviation on composite facades

With an aluminum composite cassette facade, two things are decisive: the plumb of the facade and the subframe’s capacity to correct any deviation. If the existing facade is out of plumb, the cladding does not hide it; on the contrary, it makes it more noticeable under light. So we measure not at a single point but at several points across the facade and build the subframe to correct the deviation.

  • The management won’t allow facade changes

A common situation, but often it is not an outright ban — it is a defined framework. Most managements allow work that does not disrupt facade uniformity and matches the standard design. What we do is prepare a drawing that fits the request within this framework: same color, same lines, different function. If a request falls outside the framework, we say so from the start.

06Delivery and installation

How do we get from Arnavutköy to Beylikdüzü?

There is a direct delivery route from Arnavutköy to Beylikdüzü; on commercial streets with installation-hour restrictions, the delivery and installation plan is set up from the start.

On commercial frontages, measuring usually takes one visit; for work such as composite facades, measurements and plumb checks are taken at several points across the facade. The main factor in installation time is the working-hours window. We state the exact number of days in the quote once the size of the job and the time restrictions are clear.

We have no branches or dealers; all fabrication is done in our own workshop in Arnavutköy. Price and lead time depend on the size of the job, the opening and the installation conditions — so we don’t quote a figure or a number of days up front here. Send your measurements and location, and we’ll work it out for your project.

07FAQ

Frequently asked questions for Beylikdüzü

  • My shop’s roller shutter keeps breaking down — what could be the cause?

The most common cause is a motor chosen only by weight rather than by frequency of use. A shutter running dozens of cycles a day cannot use the same motor as one opened a few times a month. The second most common cause is dirt and deformation in the guide rails; if the slats rub against the rail as they move, the motor is constantly under extra strain.

  • Our complex management won’t allow facade changes — what can we do?

Most managements allow work that does not disrupt facade uniformity and matches the standard design. After the site survey, we provide a dimensioned drawing that can be added directly to the management file. If there are color and profile restrictions, we confirm together that we meet that specification before starting fabrication.

  • Do you do facade cladding?

We install aluminum composite cassette facades. Two things are decisive here: the plumb of the facade — the subframe corrects any existing deviation — and the fire class required for the building’s height. The latter is not a preference but a constraint that must be met; during the site survey we ask about the building’s height and use and make our recommendation accordingly.

  • Can you install while my shop is open?

Partly. When working on the facade, pedestrian traffic has to be kept safe, which narrows the work area while the shop is open. For most jobs, a window outside business hours or on the weekend is both faster and safer. Tell us which hours you can be closed, and we will plan accordingly.

  • I want to divide my office with glass partitions — will sound carry through?

A single-glazed, slim-profile partition provides visual separation, but do not expect sound insulation; conversation carries through. If sound matters, we discuss double glazing with gaskets inside the profile, which changes the profile section and the cost. Telling us at the start what you expect from the partition — separation or quiet — determines the right solution.

  • Can I send you the measurements for a balcony railing myself?

You can for the quote; for fabrication, we take on-site measurements. Balcony and terrace railings fall under the rules for safety guardrails, and because there is a drop behind them, height and infill spacing are not left to free choice. During on-site measurement we check both these values and the condition of the surface the railing will be fixed to.
